Job description
Job Title: Residential Building Superintendent (Super) – Brooklyn, NY
Reports To: Property Manager
Location: Brooklyn, New York
Key Responsibilities:
1. Building Maintenance & Operations:
Oversee and ensure the daily maintenance and proper functioning of 1 residential property in Brooklyn, including routine inspections, repairs, and upkeep.
Supervise and coordinate maintenance tasks such as plumbing, electrical systems, HVAC, lighting, and general building infrastructure across all properties.
Schedule and manage routine maintenance work, including cleaning, painting, landscaping, and snow removal during winter months, across all locations.
Ensure all building systems—elevators, fire alarms, security systems—are functioning properly in each property.
Perform emergency repairs or address maintenance issues in a timely manner for all properties.
Coordinate move-ins & move-outs with residents and the office team
Ensure the building is clean and trash is handled in accordance with DSNY regulations.
2. Tenant Relations:
Address tenant complaints promptly, maintaining professionalism and ensuring tenant satisfaction.
Enforce building rules and regulations, including noise ordinances, pet policies, trash disposal, and other property-specific guidelines, in line with local Brooklyn regulations.
Resolve emergency situations such as water leaks, power outages, or building-wide issues across the portfolio in a swift and professional manner.
3. Administrative & Reporting Duties:
Maintain detailed and up-to-date records of maintenance requests, repairs, inspections, and tenant communications for the property.
Assist with administrative tasks, including rent collection, move-in/move-out procedures, lease renewals, and coordination with property management as needed.
Prepare reports on the condition of the properties, ongoing repairs, and maintenance needs for the property manager or owner.
Manage the inventory of tools, supplies, and equipment across all properties, ensuring efficient use and timely replenishment.
4. Coordination with Contractors & Vendors:
Manage relationships with external contractors (e.g., cleaners, landscapers, pest control) and ensure they adhere to contracts and building guidelines.
Oversee the quality and timely execution of work performed by outside vendors or service providers.
Approve work orders and invoices, ensuring work is completed as agreed upon and within budget.
5. Emergency Preparedness:
Be available for after-hours emergency calls, handling urgent building maintenance issues, tenant concerns, or safety issues promptly.
Ensure the properties comply with local Brooklyn safety regulations, including fire safety codes, emergency exits, and evacuation procedures.
Maintain and periodically test emergency systems (e.g., fire alarms, lighting, sprinklers) to ensure tenant safety across all buildings.
Required Skills and Qualifications:
High school diploma or equivalent; additional training in plumbing, electrical work, HVAC, or building maintenance is preferred.
Proven experience in building maintenance
Strong leadership skills with previous experience managing or supervising maintenance teams (e.g., handymen, porters).
Knowledge of building systems, tools, and safety procedures, including plumbing, electrical, HVAC, and general building maintenance.
Ability to handle multiple properties and prioritize maintenance requests effectively across a portfolio.
Excellent communication and customer service skills to work with tenants, contractors, and property management.
Knowledge of Brooklyn building codes and safety regulations, as well as local rules governing multi-family residential properties.
Job requirements
Physical Requirements:
Ability to lift up to 50 pounds and perform physical tasks such as repairs, maintenance, and cleaning.
Ability to work in confined spaces, on ladders, or at heights, as needed.
Available for on-call emergency duties across all properties, including evenings, weekends, and holidays.
Preferred Experience:
Previous experience as a building superintendent, maintenance manager, or property manager.
Experience managing a team of handymen and porters across multiple locations.
Familiarity with property management software used for maintenance tracking and tenant communication.
Understanding of the unique challenges of managing multiple properties, including older infrastructure, high tenant turnover, and large-scale maintenance needs.
